What's involved in a home inspection?

Your inspector will perform a thorough visual inspection of the major systems and components of the home including the structure, roof, interior/exterior surfaces, and the plumbing, heating, cooling & electrical systems.
Also an examination the lot grading, and any evidence or likelihood of basement dampness. Insulation and ventilation will also be evaluated.

Your inspector will show you, and explain to you, the various parts of the home and answer any questions you may have. He or she will point out areas of concern, and offer suggestions for improvement. Where substantial costs may be involved, your inspector can offer reasonable estimates of what those costs may be.

Your inspector will create an electronic report on site, and email it to you within 24hrs.

What's involved in a septic evaluation?

The purpose of the testing is to determine the functional condition of the onsite wastewater treatment system by performing a limited visual inspection of the plumbing system, property, and septic tank. If water is turned off, a visual evaluation will be performed.

Can I follow the inspector and ask questions as we go?

Absolutely! It is important for you to understand how the house works from a technical standpoint. By attending the inspection, you are able to see first-hand the conditions that will be described in the report. It also allows the inspector to show you what to do in case of emergency regarding the electrical, plumbing and furnace. If you have any particular concerns about the property, this is the time to get answers. We always encourage questions and take the time to explain things so that you can be more comfortable with your decision to purchase the home. Some inspectors will also show you how to perform basic maintenance on the furnace, water heater, etc. For that reason alone, it is important that you attend the inspection.
